Terms & Conditions

1. Booking and Payment

  • All bookings are subject to availability and confirmation.

  • Full payment or the agreed deposit must be received before check-in.

  • Guests must provide valid identification upon request.

2. Check-In and Check-Out

  • Check-in time is from 3:00 PM (15:00) on the day of arrival.

  • Check-out time is by 11:00 AM on the day of departure.

  • Early check-in and late check-out may be available upon request and may incur additional charges.

  • Failure to vacate the property by the check-out time may result in additional charges.

3. Cancellation Policy

  • Guests may cancel their booking free of charge up to 10 days before the scheduled check-in date.

  • Cancellations made within 10 days of check-in may be subject to a cancellation fee of up to 100% of the booking value.

  • Any refunds will be processed using the original payment method.

4. Guest Responsibilities

  • Guests are responsible for maintaining the property in a clean and tidy condition during their stay.

  • Any damage, loss, or excessive cleaning required as a result of the guest’s actions may be charged to the guest.

  • The number of occupants must not exceed the number stated in the booking confirmation.

5. No Parties or Events

  • Parties, events, gatherings, and excessive noise are strictly prohibited at the premises.

  • Any breach of this policy may result in immediate termination of the booking without refund, along with additional charges for damages, cleaning, or disturbance caused.

6. Respect for Neighbours

  • Guests must respect neighbouring residents and keep noise to a minimum, especially between 10:00 PM and 8:00 AM.

  • Anti-social behaviour will not be tolerated.

7. Smoking

  • Smoking and vaping are not permitted inside the property unless otherwise stated.

  • Evidence of smoking inside the accommodation may result in additional cleaning charges.

8. Liability

  • Guests stay at the property at their own risk.

  • The accommodation provider accepts no liability for loss, theft, or damage to personal belongings during the stay.

  • The accommodation provider shall not be liable for any interruption to services caused by circumstances beyond its reasonable control.

9. Right to Refuse or Terminate Stay

  • We reserve the right to refuse a booking or terminate a stay where guests breach these Terms & Conditions, cause disturbance, engage in illegal activities, or pose a risk to the property or others.

10. Acceptance of Terms

  • By making a booking and staying at the property, guests agree to comply with these Terms & Conditions.

11. Governing Law

  • These Terms & Conditions are governed by the laws of the jurisdiction in which the property is located.

12. Dispute Resolution

  • Any dispute arising under these Terms & Conditions should first be raised with the accommodation provider in good faith.

  • If the dispute cannot be resolved amicably, it shall be submitted to the courts of the jurisdiction in which the property is located.

13. Force Majeure

  • The accommodation provider shall not be liable for any failure or delay in performance caused by events beyond its reasonable control, including natural disasters, fire, flood, epidemic, government action, utility failure, or transport disruption.

  • In such circumstances, bookings may be amended, postponed, or cancelled without liability except as required by law.
